A buyer comparing central Naples this summer will pull up the median for ZIP 34103, see a number, and think they understand The Moorings. They do not. The median is a summary of what changed hands. It is not a description of what is actually being repriced.
The pricing lever in The Moorings right now is not square footage or view. It is the redevelopment value of a Gulf Shore Boulevard parcel on the condo side, and the no-bridge subset of Doctors Pass on the single-family side. Both sit inside the same neighborhood median, and both distort it.
The parcel math on Gulf Shore Boulevard
The clearest signal came in early 2025, when Kolter Urban paid $92.5 million for the 3.07-acre former Executive Club site at 3300 Gulf Shore Boulevard North. The four-story 1969 mid-rise had already been demolished in 2023 after selling for $60 million to a prior owner. In eighteen months the land traded again, at a 54% premium, without a single new residence in place.
What Kolter is building on that parcel, 3300 Gulf Shore, is two eight-story buildings totaling 51 residences, floor plans from roughly 2,000 to 7,500 square feet, MHK Architecture, CID Design Group interiors, a 16-slip private marina on Moorings Bay, and starting prices announced at $3.7 million.
